This course was created by the Louisiana Real Estate Commission to give the real estate professional four hours of elective continuing education, so they can renew their license. This course is split into three parts:

  • Part 1: Investment Property
  • Part 2: Property Management
  • Part 3: Louisiana Real Estate Commission Update

In the first part of the course, we’ll cover the topic of investment property. We’ll go over an overview of commercial real estate, including the different types of property markets, and go over the various ways real estate is valued. We go in-depth into valuation, covering gross rent multipliers, direct capitalization, how to estimate net operating income, and all the elements that work together to make up the net operating income. We finish off the topic with the different resources and data needed for investment decision making.

Part 2 of the course shifts into property management. We start with an overview of property management, including the property management company, fiduciary responsibility, and the key areas of responsibility the property manager has. From there, we go over the specifics for managing property in Louisiana, including license law, management agreements, and required disclosures. Finally, we go over the key federal laws that govern property management, and finish with the best practices for successful management of property.

We finish the course with an examination of the Louisiana Real Estate Commission’s website. We go over all the ins and outs of the website, detailing all the different things the licensee can accomplish using the MyLREC portal, such as reviewing insurance coverage, updating contact information, and online renewal of their license.

Throughout the course, there will be a number of incremental quizzes and case studies, designed to elaborate on topics and test your knowledge as they go through the course. The course will end with a 20 question final quiz. This quiz will test your knowledge, to make sure you understand and retain the material in the course. Once you’re finished, you’ll have completed 4 elective hours towards renewing your license, all at your own pace!
