This course provides you with the required 77 hours of qualifying education needed to take the New York Real Estate Salesperson License exam.

This course includes incremental exams after every section and concludes with a 75-question final exam.

According to NY Real Estate Board rules, the pre-license final exam must be taken at an approved test site - not at home.

77-Hour New York Real Estate Salesperson Pre-License Course

License Law and Regulations

The course begins by providing an overview of New York licensing laws and regulations. We discuss the responsibilities that come with licensure, the education requirements, disciplinary procedures, and the NAR Code of Ethics.

Law of Agency

Agency is an essential concept underlying the real estate licensee-client relationship. That's why we cover how an agency relationship is formed, what it means, and what is expected of each party. We pay especially close attention to the independent contractor relationship that licensees have with their principal broker. Thise section also includes interactive activities to help you apply what you learn.

Legal Issues

There are some legal issues that can come up in real estate transactions, including estates and interest, liens and easements, and deeds. This section covers the rights granted to property owners and the various expectations of licensees during the closing process.

The Contract of Sales and Leases

In this section we cover the many types of contracts in the real estate field, for both sales and leases. We'll also instruct you on how the process of contract preparation works and provide you with example forms.

Real Estate Finance

This portion covers real estate finance topics like the primary sources of home financing for buyers, the types of mortgages/loans available, and the process buyers go through to qualify for a loan. This section also encompasses a discussion regarding the Truth in Lending Act and other various Consumer Credit Protection Acts, as well as how to recognize predatory lending practices.

Land Use Regulations

This section defines the difference between public land use controls and private controls, the government's police power to tax land, zoning, and a brief discussion on the local agencies involved in land use control.

Construction and Environmental Issues

This section includes summaries of common home systems (such as HVAC, plumbing, and electrical) and how they relate to homeowners insurance and warranties. We also cover various contemporary and long-standing environmental topics like mold, lead, termites, asbestos, and drinking water.

Valuation Process and Pricing Properties

This section includes a discussion on the appraisal process, comparative market analysis, and the methods used to assign value to different types of property.

Human Rights and Fair Housing

This section provides an in-depth discussion on types of discrimination and the penalties for licensees who violate these laws, both state and federal. We use the NAR (National Association of Realtors) Code of Ethics to address some of these ethical concerns. Also interspersed in these concepts will be the newly mandated 2 hours of anti-bias training and history of fair housing including the use of new forms for the City of New York.

Real Estate Mathematics

Unfortunately, you can't always escape using math! This section includes how to calculate commission payments, interest rates, appreciation, depreciation, and basic mortgage qualifying ratios. We also discuss various taxes and how they're calculated.

Municipal Agencies

There are many municipal agencies that you'll interact with in New York. This includes planning boards, health departments, zoning boards, building departments, and conservation councils, just to name a few. We'll get you familiar with all of them.

Property Insurance

This section goes more in-depth on the various types of property insurance available, as well as the different level of coverage and what is and is not generally included.

Licensee Safety

In this section, we give tips on how you can protect yourself at the office, on the road, and during showings. We'll also tell you how to protect a client's confidential information, which includes a discussion on cyber security methods.

Taxes and Assessments

This section discusses property taxation in depth, including the property tax process in New York, which includes equalization rates, special assessment districts, and tax exemptions. Along with this, we detail the various options available for taxpayers wishing to protest their assessments.

Condominiums and Cooperatives

This section covers a realm of housing particularly important to New York - condominiums and cooperatives. Since these are a more specialized form of housing, we detail the process of getting buyers into these properties and how they differ from traditional real estate sales.

Commercial and Investment Properties

This is a large section of our course and covers the various forms of commercial and investment real estate, plus the pros and cons of real estate investing. Topics discussed include risk analysis, real estate investment trusts, real estate syndication, and the 1031 exchange process.

Mortgage Brokerage and Property Management

Our pre-license course ends with two activity-heavy lessons that cover the process of mortgage brokerage and property management.
