Meet the Instructor

Sheri Wytcherley has been an online instructor for AYPO's Real Estate education classes for over 5 years and is a licensed real estate instructor across the United States. Growing up in a military family, Sheri became very patriotic, developed an adventurous spirit, and grew passionate about helping people.

In 2005, Sheri became a principal broker and opened Oregon Ranch & Home Real Estate in order to better serve her clients. She received the honor of being ranked #5 in Southern Oregon for dollar volume sold for 2008, during one of the most challenging years the market has seen in decades.

Texas 18-Hour Sales Agent & Broker CE Package

All real estate license holders operating in Texas and renewing after their SAE renewal are required to complete 18 hours of continuing education (CE). This package will provide sales agents and brokers with CE hours and educate on important topics.

The course begins with two four-hour courses. Legal Update I, the first class in the set, covers topics such as: Legislative Changes and TREC Rule Updates, Promulgated Contract Forms and Addenda, Fair Housing, Landlord-Tenant Issues and Property Management.

Legal Update II, the second class in the set, covers topics such as: Agency, with special attention paid to fiduciary duties and ethical behavior of license holders; Water and Mineral Rights; and Ad Valorem Taxes and Valuation.

Following this section is a Texas 7 Hour Real Estate Business Practices course. This course covers important topics such as how to build a successful business, supervision and management, managing brokerage offices, supervising licensees, office policies and procedures, maintaining financial records, making financial reports, recordkeeping, and showing property safely.

The CE package ends with a Texas 3 Hour Real Estate Contracts course. This course meets the 3-hour contracts-related coursework required by TREC for CE and discusses Texas contract law and focuses on topics such as the Texas Real Estate License Act, unauthorized practice of law, promulgated contracts, general real estate contracts, leases, and the Deceptive Trade Practices Consumer Protection Act.

NOTE: You must also complete the 6-Hour Broker Responsibility course as part of your 18 hours of CE if you are a supervising or designated broker or a sales agent who has been made a supervisor by your broker.

Texas 18-Hour Designated Broker Package

All real estate license holders operating in Texas and renewing after their SAE renewal are required to complete 18 hours of continuing education (CE). This 18-hour package is for designated brokers in Texas, as well as sales agents and brokers who have supervising responsibilities or have sponsored one or more sales agents. It includes all the TREC-required topics for license renewal, such as delegated supervisors, ensuring competency, especially regarding proper use of forms, and licensee training issues among others as well as a unique set of courses to meet the 1-hour elective requirement.

The course begins with Legal Update I and Legal Update II to keep licensees abreast of the newest changes in real estate regulations, including those pertaining to property management. Then, we'll review disclosures, addendums, and other contract forms that have been modified, along with learning about water damage and flooding issues. Then, we'll look at ethics requirements, rebates and referral fees, advertising and title issues, and RESPA compliance.

We'll then move onto a Texas 6-Hour Broker Responsibility course, which addresses topics such as the scope of broker responsibility, management of trust funds, advertising regulations and guidelines, recordkeeping, and establishing written policies.

After that, we'll go over a Texas 3-Hour Real Estate Contracts course, which meets the 3-hour contracts-related coursework required by TREC for CE. It includes coverage of key terms, Texas real estate law, and frequently encountered contracts, with a special focus on Listing Agreements and Buyer Agency Agreements. This section finishes with a look into topics such as leasing real estate, leasehold estates, types of leases, and the discharge of leases.

The CE package ends with a Texas 1-Hour Fair Housing course, which goes over the fair housing regulations that real estate professionals need to be aware of and abide by.

After each course there is a final exam, designed to test your knowledge and help you apply what you've learned. Once you're finished, you'll have completed all of the necessary continuing education for renewing your license, all at your own pace!

TX RE Broker Responsibilities (2023-2024)

This 6-hour course will fulfill your continuing education requirements for broker responsibility training, which will cover one-third of the 18-hour CE requirement for license holders. This course will address delegated supervisors, ensuring competency, especially in regard to proper form usage, and licensee training issues among others.

This course covers the duties and responsibilities of a broker in many areas of work, including:

  • Delegated supervisors
  • Ensuring competence
  • Competency with forms
  • Training and coaching
  • Use of the Consumer Protection Notice (CPN)
  • Use of the Information About Brokerage Services (IABS)
  • Supervision of teams and team naming
  • Advertising regulations

When looking at the subject of competency, students will learn to perform work within their scope of knowledge and be competent in the work they do. Students must also be able to evaluate their associated licensees' competency levels and assist them through proper training and mentoring. A major focus is on competence in the use of the proper forms.

The overall balance of the course will focus on additional broker responsibilities such supervision and proper naming of teams, and advertising guidelines. But we'll spend a good deal of time on succession planning as well as TREC enforcement and discipline, so sign up today and get your renewal under way.

Texas 7 Hour Real Estate Business Practices

This 7-hour Elective course is designed to provide Texas real estate professionals with an overview of important topics and concepts related to the management of a real estate business. These topics covered in this package generally fall into three areas: management of real estate business, recordkeeping, and safety when showing a property.

Texas 4 Hour 2022-2023 CE Legal Update Part 1

All real estate license holders operating in Texas are required by the Texas Real Estate Commission to complete two four-hour courses on legal updates to state and federal rules, laws, and best practices. This course will explore several areas of real estate practice that saw amendments to legal language, rules, and forms.

Chapter One discusses legislative changes and TREC rule updates. It begins by discussing the key TREC rule updates, which include new standard contract forms and continuing education requirements. It then moves on to describe how license holders can become involved in the TREC rule-making process and concludes with a presentation of the licensing-related bills passed during the 87th Texas Legislative Session.

Chapter Two discusses promulgated contract forms and addenda. It begins by discussing the changes made to promulgated forms before moving on to addendum changes. It provides a focus on the key changes made to the One to Four Family Residential Contract Resale form, among others. It then moves on to describe the importance of using 21 in the contract and how licensees should communicate with their clients and execute back offers. It concludes with a discussion on appraisal addendum issues and escalation clauses.

Chapter Three is all about fair housing, with particular focus on how to ensure diversity and inclusion is present in real estate practice. It begins with a history of the civil rights laws that impact real estate before moving on to present key fair housing investigations. It will go over TREC rules and the NAR Code of Ethics, and highlight key discriminatory practices. It will cover important topics such as Love Letters, The One America Initiative, and discrimination against individuals with disabilities.

Chapter Four goes over land-lord tenant issues and property management. It begins with legislative changes that are relative to the property management field. It then moves on to discuss the Fair Housing Act and Americans with Disabilities Act, all while keeping property management in mind. It concludes with a discussion the difference between reasonable accommodation and reasonable modifications.

Forms and articles referenced throughout the course are reproduced at the end in the Appendices. Licensees should read them thoroughly. After each chapter, students will be asked a single review question about the material. Then at the conclusion of the course there will be a final exam.

After completion of part one, all real estate license holders operating in Texas must round out their core continuing education with an additional four-hour course on legal updates for a grand total of eight hours on legal updates to state and federal rules, laws, and best practices. This course will explore several areas of real estate practice that saw amendments to legal language, rules, and forms.

Chapter One discusses the licensee's duties and ethical obligations as an agent. It begins with an overview of the canons of professional ethics and conduct, paying special attention to fidelity, integrity, and competency. It then moves on to discuss geographic competence, how a broker can operate as an intermediary, and how to deal with multiple offers. It concludes with a presentation of the best practices for seller's disclosures and broker's price opinions.

Chapter Two discusses water and mineral rights in Texas. It begins with a discussion on the three types of water sources, before moving onto the regulations for the different sources. It goes over important information on the seller's disclosure notice related to water. This chapter concludes with an overview of mineral rights.

Chapter Three is all about property taxes and property valuation. It begins with a discussion on the increasing property taxes, and makes sure the licensee understands how ad valorem taxes work. It informs the licensee of the different avenues property owners have to protect their property taxes and the exemptions available to them. This chapter concludes with a case study.

Texas 3 Hour Real Estate Contracts Course

The Texas Real Estate Commission adopted rule changes that will require all license holders to complete at least 3 hours of contract related CE courses for license renewal as part of the 18 total hours required. This 3-hour TREC approved course on Texas real estate contracts satisfies that requirement.

We'll begin with an introduction to some key terms and then a review of Texas real estate law and the governing bodies that make and regulate those laws. Then, we'll take a look at contracts that are frequently encountered in the Texas real estate profession, followed by sections taking a closer look at two of the most common real estate contracts: Listing Agreements and Buyer Agency Agreements.

Next, we'll venture into the leasing arena, including Leasing Real Estate, Leasehold Estates, Leasing Agreements, Types of Leases, and the Discharge of Leases. Finally, we'll take some time to study Options, the Contract for Deed (also known by several other names including, land sales contract, installment contract, and real estate contract) and Lease-Purchase Agreements.

Texas 1 Hour Fair Housing

This 1-hour class is approved to satisfy part of the continuing education credits that licensees need for renewal. It will focus on the topic of housing discrimination and fair housing legislation.

The course will start with the history of housing issues, including discriminatory tactics employed by people in the past. We'll talk about the classes that are protected by fair housing laws, and what these laws say that affects real estate licensees. Specifically, we'll look at the Fair Housing Act.
