The Missouri Real Estate Commission and the Kansas Real Estate Commission approves this all online 9 hour course for Elective credit. It will meet all your Elective hour requirements. This course will help licensees identify the best listings to serve their clients’ needs, effectively evaluate a property, explain to customers the difference between appraisals and CMAs, create advertisements which comply with advertising laws,and design a robust and comprehensive advertising plan. It will also teach licensees how to explain to clients the different types of loans, help the client determine the loan that will best serve their needs, and help their client to understand government back loans and determine if they qualify. Lastly in this course licensees will learn how to draft sales agreements which will protect their clients, understand the requirements for the new integrated mortgage disclosures, and explain the information found on the integrated mortgage disclosures to clients.
Licensees will first cover marketing a property which will includes listing agreements and the MLS, as well as real estate value, which includes a discussion of value, methods of estimating value, and the appraisal process. Next licensees will go over financing the sale, which includes loans and programs, with general concepts, the loan application process, and types of loans. This is followed by government loan programs, such as FHA, VA, and other federal programs. In the next section licensees will go over transfer documents, starting with sales agreements and how to handle it when the licensee is the principal in a transaction. The next section is integrated mortgage disclosures, including all of the rules as well as information regarding additional disclosures. Lastly under transfer documents students will cover title transfer, including how title is transferred, foreclosure, short sales, and auctions, as well as other ways to transfer title, and 1031 like-kind exchanges.
The student will finish the course with a 50 question final exam.
