This three-hour course gives Ohio real estate professionals the tools they need to successfully handle farm and ranch transactions. Participants will explore topics like water and land rights, financing, environmental issues and zoning while developing brokerage, valuation and contract management skills.

After completing the course, students will be able to:

  • Describe the unique brokerage challenges specific to rural sales as opposed to traditional real estate transactions
  • Identify the emotional and financial needs of agricultural property sellers and buyers
  • Explain how factors such as soil quality, water resources, crop yield and livestock production impact property valuation
  • Apply various valuation methods specific to rural properties, including the Cost, Income and Sales Comparison Approaches
  • Understand how environmental laws can affect farm and ranch property value
  • Analyze and craft farm and ranch contracts with water, mineral and crop clauses
  • Review the various financing options available to agricultural real estate clients, including grants, loans and alternative funding programs
  • Recognize the importance of metes and bounds in farm and ranch property descriptions and contracts
  • Assess the role of infrastructure, zoning regulations and water rights in agricultural real estate transactions
  • Guide clients throughout the sale or purchase process while ensuring compliance with industry regulations
