This mandatory ACU Update Course covers important information regarding recent regulatory changes and practice issues for Colorado Real Estate. Topics will  include current statutes and rules promulgated by the Commission as well as other legislation of interest to brokers. 

We will begin the course by looking at compliance issues, covering areas of study such as the Division of Real Estate’s investigation statistics; reporting requirements; continuing education audit statistics; and advertising guidelines and changes.

From there, we will move into general practice issues, and these five significant areas:

  • Property Disclosures - what what not, and when to disclose material facts;
  • Seller’s Property Disclosure (SPD) - use of the form and the broker’s role;
  • Competency in Practice - Rule 6.2, what is competency, and liability pitfalls;
  • Landlord-Tenant Issues - forms/disclosures, commingling, broker-owned properties; and
  • Fair Housing - protections under the Fair Housing Act, discrimination, and advertising.

We will walk through several case studies during our lesson to ensure that you understand the issues just discussed. 

Next we’ll cover new regulations, forms, and contracts to ensure you are up-to-date in your real estate practice. Finally, we’ll conclude the course with numerous resources designed with the real estate professional in mind, to aid you in your everyday business.

At intervals throughout the course, there will be multiple-choice questions to test your knowledge as you go. In addition, the CO ACU Update Course requires the completion of a 10-question final exam; brokers are required to pass with a score of 70% or higher.
