All licensed and registered mortgage loan originators (MLOs) in Louisiana must complete eight hours of annual renewal education. Our course contains four modules that address key topics to help you stay compliant. 

The first module outlines the legal framework governing mortgage loans and originators nationwide, with a focus on Louisiana. We review elements such as the SAFE Act, Regulation Z, and the Equal Credit Opportunity Act (ECOA), spotlighting 10 common violations identified by the Multi-State Mortgage Committee as mandatory topics for the 2024 core continuing education curriculum.

Module two shifts focus to ethics and consumer protection, pillars of the mortgage profession. We kick it off with an explanation of business ethics and the responsibilities of financial professionals in Louisiana. Then, we talk about consumer protection, specifically under the ECOA, stressing the importance of fair lending practices. Lastly, we discuss mortgage fraud schemes in the United States and equip you with ways to effectively recognize and mitigate risks. 

The third module explores non-traditional mortgage options and their associated risks compared to the 30-year fixed-rate mortgage loan. We'll cover adjustable-rate mortgages (ARMs), reverse mortgages, high-cost loans, counseling requirements, and information on lending standards. Additionally, we’ll discuss other loan options, such as government programs and owner financing.

Lastly, the fourth module provides general information on renovation mortgage loans, such as what they are and when to use them, with a focus on Fannie Mae HomeStyle® and FHA 203(k) renovation loans.

Each module concludes with an assessment and quiz section. You will read a short case scenario and then answer questions related to the covered material. The course will conclude with a 25-question final exam to check your understanding.
