This 18 hour course package begins by covering the required legal update course including probate law changes,updates to local government licensing, and tenant evictions, and covers the topics of property taxes, technology, and new and ongoing legislation regarding COVID-19. We will also delve into a variety of court cases pertinent to the business of real estate.
The course will then move on to real estate investment and will examine different types of investment properties, and strategies for investment, valuation and methods for determining property value, property taxes and the way they are calculated, and the impact of taxation on financial arrangements and much more.
Next we will explore the processes and best practices for the identification, storage, and efficient storage of financial records and financial reports. The two are interdependent and vital to keeping a brokerage not only solvent but profitable.
The course goes on to discuss record keeping as it concerns client files, contract agreements, offers, rental agreements, and the management of various advertising among others. It will focus specifically on record keeping as it concerns property management including operating reports, budget, and the various types of property insurance. The record keeping section will conclude with which records are required to be maintained, where, and for how long, will touch on banking options and tenant and owner ledgers.
The last segment of the class covers the vital topic of ethics in general and also how it specifically pertains to real estate. You will learn what ethics means and how it varies from morals. The class will detail specific ethics terminology, why ethics matter, and your various ethical duties as a broker or salesperson. This section has a variety of videos and scenarios to better ingrain this information. Ethics are the foundation of your success as an agent. All of this you will learn at your pace.
There is no exam required for this 18 hour course.
