This 12 Hour Package is specifically designed for Real Estate Licensees in Missouri. It will meet ALL of your continuing education requirements. This course includes the Missouri 3 Hour Core: Fair Housing in Sales and Leasing, as well as the Missouri 9 Hour Elective; Making the Sale.
The first part of this package goes into detail on Fair Housing. First the course will introduce the student to the history of Fair Housing, followed by the impact of Fair Housing regulation on the real estate profession, as well as the reaction of the real estate profession to Fair Housing regulation. Next the licensee will get an overview of the Fair Housing Act, followed by other Civil Rights legislation, and lastly Fair Housing-related Presidential Executive Orders. Next the students will go over Fair Housing and Anti-Discrimination statutes and the Fair Credit Reporting Act.
The student will then take the Core final exam of 30 questions.
In the next section of the course, students will examine marketing a property, including listing agreements and the multiple listing service. Next students will learn valuation, such as the methods of estimating value and the appraisal process. Following this the students will learn about financing the sale, with loans and programs, the general concepts, the loan application process, types of loans, and the government loan programs, such as FHA, VA, and other federal programs.
Lastly the student will cover the transfer documents, which include sales agreements, how to handle the licensee as the principal in a transaction, integrated mortgage disclosures, additional disclosures, and finally the transfer of title, foreclosures, short sales, auctions, other ways to transfer the title, and 1031 like-kind exchanges.
This course wraps up with a final exam of 50 questions.
