This 4-hour Elective course will meet the CE requirements for real estate licensees in South Carolina to renew their license. It covers three important topics that real estate licensees should review periodically.

The course begins with an overview of the TILA-RESPA Integrated Disclosures (TRID) required of mortgage lenders. This class will prepare real estate licensees to confidently guide their clients through the disclosure process during a transaction.

After that, the course will turn to the topic of property condition disclosures. We'll talk about the guidelines and standards for agent behavior related to disclosures, as well as the types of facts that are required to be disclosed.

Lastly, we'll look at flood insurance - when it's required, how rates are determined, and how the National Flood Insurance Program works. The course will be punctuated with quizzes to assess students' learning, and it will conclude with a few exercises to help licensees put these principles into practice.

This course was very helpful, but some of the exercises were difficult to do on line.

It would have been easier if I had done this in a classroom setting where I could have had a blank Closing disclosure to print and fill in the blanks to make up the totals as I went through it. was very difficult to follow that part.

All of the coursework tied well into the quizzes and reinforced the material, except for the quiz on the Closing Disclosure and Loan Estimate. To be sure, most of the placement answers were never gone over within the lessons and the answers themselves are still subjective per lender basis. Please review and revise that section for more clarification — that section is too crucial for its real world application in the transaction.

The closing disclosure exercise was poorly done at the end. There were far too many parts for some of the options not to be multiple choice. Overall, the course was very informative! I would recommend it to others. I believe the closing disclosure exercise should be tweaked to be shorter (it takes an hour or so alone) and that the grammatical errors within the document should be reviewed/corrected.

While I applaud you for including a practical application portion (working with the LE and CD), it was difficult to accomplish successfully, as numbers that required reference were located on different pages. The flipping back and forth made it impossible to keep everything straight. Great activity, though!

Since I am not a lender, calculations beyond my commission are perplexing to me. However I did learn more about the TRID document. Info was quite confusing to me going back and forth trying to figure out the final calculations.

It was very difficult to scroll back and forth on the last few quizzes. Made it very difficult and took way too long.

This course pertains entirely to residential agency. As a commercial broker, it was not relevant to my work.

way too much scrolling up and down to answer questions. I think parts of one quiz was missing information or a hell of a lot of math was necessary which again required way too much scrolling up and down
