This course will provide 6 hours of required core topics needed to renew your real estate license in Tennessee for the 2023-2024 biennium. We’ve divided this course into 3 parts. Each will focus on two main ideas. Part 1 analyzes updates to TREC rules on termination of affiliation, commissions of affiliated licensees, electronic records, teams, reinstatement of an expired license, lapsed errors and omissions insurance coverage, and more. Its 2nd half reviews agency relationships and responsibilities. Online advertising finishes up this part.
Part 2 is about contract law: legal capacity, fulfillment of contractual duties, common clauses, assignment and novation, and remedies for breach. Next is property management requirements, such as how to set up client trust accounts in compliance with state laws. The principal broker’s supervision over such an operation is enforced by civil penalties. Economic factors and common expenses are outlined. Then, the difference between independent contractors and employees is covered.
For Part 3, the overall duties of a principal broker are examined. But we’ll also provide analysis and practical help for managing different employees. Ideal leadership qualities are illustrated, along with tips for developing a positive culture in the workplace for staff and the public. Make sure legal requirements for having a grievance reporting and resolution process are followed (which we’ll discuss). Finally, material facts which must be disclosed in Tennessee are detailed.
Videos and images are utilized throughout the course to enhance comprehension. After each lesson, students will be asked a single question about the material. Three incremental quizzes will test the student’s knowledge.
