The Washington 3-Hour 2022-2023 Residential Core is a critical piece of the continuing education required for the renewal of your Washington State real estate license. In this three-hour core course, we’ll be focusing on three study areas, all with the common thread of current issues.

The first study area is forms updates. In this portion of the course, we go over major updates to the escalation addendum, the evidence of funds addendum, the inspection addendum and inspection response form, and the financing contingency addendum. While we go over the updates, we’ll also provide a refresher on the purpose of each form and how they should be drafted to fit the general transaction. In addition, we place a special focus on the current issue of late possession by the seller, going over the risks and benefits of this arrangement in detail.

The next study area is legislative updates. As a refresher, we provide an overview of protected classes on both the federal and the state level. Since 2019, the legislative sessions have been busy drafting changes to the landlord/tenant laws in Washington State, and we cover each of the major changes that have impacted the real estate industry since then. Some notable examples of these changes are the new limitations placed on landlords who seek to evict tenants, and revised exceptions for Armed Forces service members ending their tenancy.

The final study area is focused on business practices and professional standards. To begin this portion of the course, we go over the National Association of REALTORS® “Pathways to Professionalism,” which provides guidelines for how all real estate professionals should act in their professional interactions. From there, we go over the responsibilities of the managing broker, and timely presentation of offers. Finally, we go over multiple offer scenarios, and the risky practices of brokers in abundant markets.

There are questions throughout the course designed to test your knowledge as you learn. After each study area is a quiz, created to help you retain what you have learned in the previous sections of the course. Once you complete the course, you’ll be three hours closer to renewing your license, all at your own pace!
